An Ideal Location For The Empty Nester

One group that will be interested in the official opening of Manners Sutton Place is the empty nester, especially those who enjoy the social advantages of the Millidgeville area.

"It's a great opportunity to stay in Millidgeville," said Realtor Gayle Maxwell.

The view of the Kennebecasis River and the Royal Kennebecasis Yacht Club from the top floor is a joy at any time of the day; and with the RKYC within walking distance, recreation is as close as your back door.

The empty nester will also benefit from the superior workmanship of Manners Sutton Place.

Bob McLaughlin, the contractor from MCL Construction Ltd., pointed out the advantages of the floor system that is built from 16" open web trussed joints with a 58-lb. per square foot load capacity. He noted the T&G plywood is screwed to help prevent squeaks. The demising walls are two 2x4 KD studded walls with 1" air space with a sound barrier rating between units that is 10 times above the minimum required by the national Building Code.

Empty nesters will also be interested to know that each home is designed to accommodate an elevator if needed or desired. Also included in the model unit is a central vacuum system.

Even Young Professionals Will Enjoy The Location

"This is definitely a conversation piece," says contractor Bob McLaughlin of MCL Construction Ltd. "the design is different than anything you've seen."

Mr. McLaughlin and Realtor Gayle Maxwell of Remax are excited about the possibilities presented by the Manners Sutton Place units.

Mrs. Maxwell sees the location as one for professionals "who don't want to worry about maintenance, who can go to Florida without worrying about security". They have the freedom of moving into a property with executive living, of having the RKYC within walking distance and having a beautiful view of the [Kennebecasis] River."

The exterior brings to life the architectural traditions and offerings of a bygone age in 11 new single family homes with water views. The architecture is a rich tableau of Victorian and Queen Anne styles. The styles have come to define many neighborhoods in the city and give the city a deep sense of history and belonging. The goal of the builders is to combine the modern with the colour and form of the past, for a rich and satisfying living experience.

It will provide a vibrant landmark for the city.

The exterior wall construction is 2x6 KD studded wall construction with 1/2" exterior spruce plywood and R20 fiberglass insulation. The foundation walls are 8" thick by five feet in height with three runs of 15 millimeter steel reinforcing bars.

One area Mr. McLaughlin said shows the superior quality of the construction is the roof with the rubber membrane used for ice dam protection rising six feet from the facia board up the roof.

The interior is something that should also excite the young professional. While the model unit has a definite Mediterranean flair, the interior can be custom designed for new owners.

The summer evening can be spent enjoying the sitting decks off the upper levels. The units are energy efficient with an air to air heat recovery exchanger and R200 air seal throughout. They are certified and registered R2000.

The master bath includes an ultra air bath with brass Roman deck faucets with marble flooring in the bathroom area and around the air tub. The white acrylic shower with white shower door has brass pressure balance single control taps.

The kitchen and bathroom cabinets - made by Glenwood kitchens - are cherry wood with a cinnamon stain and carry a five-year warranty. The kitchen also has a double stainless steel sink with single control taps, and a two speed range hood.

The interior finishes are ceramic tile and carpet flooring with colonial doors, colonial casing on all windows and doors frames, ventilated shelving in all the closets, and central vacuum system. The interior walls and ceilings are 1/2" gypsum board, decorated with faux finishes and wall paper.

All the windows are R2000 certified home performance tested.

There's also the option of installing a personal lift from the garage.

A great location for the young executive who can take advantage of the boating at RKYC and the social amenities of Millidgeville, one of the most sought-after locations in the city.
